The proposed scheme plans to deliver 8 apartments and 22 new homes, offering a mix of 2-bedroom apartments as well as 3 and 4-bedroom detached and terraced properties. The development will utilise existing access points on Albert Road and Park Road West and will feature landscaped amenity areas to enhance the local environment.
The redevelopment presents significant benefits for the local area, particularly the regeneration of this prominent site which has been negatively impacted by the damage to the existing buildings caused by significant fire damage and water ingress.
James Brown, Architectural Director at Kingswood Homes, said: “We’re pleased to have assisted the landowners in designing this high-quality proposal for the important and prominent site that was the former Hesketh Centre. The proposal will transform this current eye-sore into high quality homes designed to complement the surrounding neighbourhood while meeting local housing needs.”
The proposed new build homes will be of a high-quality design that will be reflective of the surrounding context but will also set it apart from standard/identikit new build housing. The proposals will be of a traditional form in terms of scale and massing, materiality and detailing to reflect the local context and heritage and will create an engaging street scene to produce a bespoke development.
The proposal includes numerous sustainability features, providing health and wellbeing benefits, biodiversity net gain, new tree planting, and landscaped amenity spaces. These elements will deliver economic, social, and environmental benefits, representing a form of sustainable development for the community.
The planning application follows pre-application discussions with officers at Sefton Council, including meetings, site visits, and written correspondence. Design amendments have been made following officer comments, particularly regarding fenestration details as a nod to the site’s history. As part of the consultation process, 198 addresses in the local community have been informed by Kingswood about the preparation of the application.
Kingswood Homes is currently building at its flagship award winning Green Hills development in Blackburn which is approximately 60% complete, featuring both the Farmstead and Homestead Collections designed to cater to all demographics.
