The process of buying a house typically involves several steps.
One of the very first questions you may ask yourself when looking for a home is whether you want to buy a second hand property or a new build. The home-buying process is slightly different. We are about to explore what makes buying a new build home different to a second hand home and why a Kingswood home might be right for you.

When purchasing a new build home, you will be unable to reserve unless you are in a ‘proceedable position’. This means you are in an immediate position to reserve and purchase the home without being reliant on the sale of an existing property. To be proceedable you must:
- Have sold your existing property (sold subject to contract)
- Not be reliant on the sale of your current property in order to purchase the new build home
- Be a first time buyer or in rented accommodation
You will then be asked to provide documentation such a Decision in Principle (DIP) or proof of funds covering the cost of the plot and a memorandum of sale (if you’re selling an existing property.)

Our sales team will guide you through the whole process, learn what you are looking for, and match you to the right new home. Before you begin, write a list of your top priorities and non-negotiables, and set a clear budget.

We have a 6 week reservation period. During this period, our in-house sales progressor will support the conveyancing process with the aim to exchange at the end of the 6 week period.

The Horden Meadow phase of our Green Hills development offers shared ownership opportunities. All homes will be built to Kingswood’s 5 star build quality standards. The development is designed as a cohesive scheme that blends seamlessly with the existing Green Hills community and will include areas of open green space, a wildflower meadow, and landscape features such as a linear park running through the development.
Reservation

The Reservation fee payable is £1,000. If the reservation is cancelled, you will forfeit part/ all our reservation fee. Based on £1,000 fee:
– Within 6 weeks – Refund £700
– After 6 weeks but before 12 week – Refund £500
– After 12 weeks – No Refund -

Within this time you need to apply for a full mortgage application.
Kingswood Homes have recommended financial advisors who can support with purchasing a new build.
Solicitors & Legal Process

We recommend using a solicitor who has experience of dealing with the purchase of new build homes as this can make the process a lot smoother for all parties involved.
A solicitor will handle the legal side of purchasing your new home and will deal with transferring the ownership. Some of the things they may do include:
- Running local searches
- Raising specific new build enquiries
- Checking boundaries
- Negotiating dates in the sales process
- Dealing with the exchange of contracts
- Legally completing the sale

The point at which the sale becomes legally binding. You’ll pay your deposit (usually 5–10%) and commit to buying the property, even if it’s not yet finished. Your solicitor (or conveyancer) will finalise the legal terms, verify funds, and formally exchange signed documents with the developer’s solicitor to make the purchase legally binding. If you have used a mortgage to purchase the property, you will not start paying this until after completion.

The final stage of the purchase when the remaining funds are transferred, ownership is registered in your name, and you receive the keys to your new home. If you have used a mortgage to purchase the property, you will begin paying this after completion.

You will start paying your mortgage within the first 10 days of receiving the keys to your new home. You will not be required to start paying your mortgage after exchange.

Building and contents insurance will be required ahead of completion and will be provided to your solicitor. This is usually required up to 7 days prior to completion.
Build Stage, Dates & Moving in

It is standard practise to receive 10 working days notice.

Completion dates given at reservation are estimated only and dates can change due to matters beyond our control.

You will not be able to access the live building site while your home is being built without supervision of the sales consultant or site manager.
You will be invited to visit your home twice during the build progress, for your hard-hat visit which will take place after first-fix however there is only a small window of time when this can take place. Your home demo will take place before completion.

Completion can occur any time between 10 and 5pm on your completion day and we are unable to release keys until our solicitors have confirmed funds have been received.

At Kingswood Homes we have a wide variety of optional extras to choose from to personalise your home. Once you have reserved your new home, you will be given access to our customer choices portal which is where you can select your personalisation options.

The sales consultant will keep in touch with you regarding deadlines and timescales for choosing optional extras. This will be dependent on build stage of your specific plot.
Shape Your Home

Choose your location, fall in love with the house then customise the interior space – whether you want bigger bedrooms, more bathrooms, open plan living or a cosy study our flexible floorplans allow you to design a layout that works for you.

You must choose your layouts and pay any Shape Your Home fees within 7 days of reservation.
Aftercare, Snagging & Warranties

A snagging list is a record of any minor defects or unfinished details in your new home that need attention. Scratches on tiles, windows, units and hobs must be reported to the customer care, sales team and/or site manager on the day of handover and a full snag list reported to the site manager within 2 weeks of handover.

Your new build home will have a 2 year builder warranty and 10 year structural warranty from either NHBC or LABC.

Please report any issues to the site manager. You will be provided a home user guide with all information about your new home as well as information on reporting any urgent issues and emergency numbers.

A 10-year structural warranty required by most UK mortgage lenders.
This includes:
- Years 0–2: Developer responsible for fixing defects
- Years 3–10: Insurance covers major structural issues
Ongoing Costs & Ownership

All homes are freehold. Apartments are leasehold.

The management fee is specific to the development you have purchased your home on and paid annually. Your solicitor will confirm with you what the management fee covers.

Please note, all incentives have terms and conditions that apply and any incentive you receive is specific to your circumstances, buying position, development and plot.
